Less Expensive overall because fees are lower, time is saved and many items may be purchased directly without subcontractor mark up.

Single source of responsibility for design and construction.

Change orders to the project will be minimized.

Team approach to construction.

Owner may at their discretion change staffing for the project if performance or comfort level is not satisfactory.

Time Saved. Fast track construction operations are possible. Long lead items may be pre-purchased.
Owner may select subcontractors.

Open book philosophy is possible.
